I don't think there's any requirement under building regs but if we open the shop then we'd need to have disabled access of some form.  Looking at the entrance again, we've got a small entrance foyer as well which a wheelchair user would never be able to get through so the rear patio doors are going to be the easiest point to do something.

That should be fine. I was thinking of our Grade 1 listed Gergorian square, where they have an exemption for disabled access.

I'm confident that you'll only need to provide disabled access to non-public areas if you employ a disabled person.

I think we are talking about potential customers with a disability having equal access to the shop, vice employees. (who would, you are right, require adjustments).


The Equality Act 2010 requires some organisations, like shops, to make 'reasonable adjustments' to remove barriers people face, because of their disability, to have as equal access to services, as far as this is possible, as someone who does not have a disability.

What is 'reasonable' and 'as far as is possible' depends on many things - like practicability, cost, size of organisation etc.

May be as well to have a note somewhere* saying that you have at least considered the matter but found it impractical or prohibitively expensive(if such is the case), or your workaround involves access by another route. Just in case.

(a small step with infrequent use where a permanent ramp would block vehicular access could be solved by a small movable wooden ramp - the foyer is another matter.)

Thanks for the info, I think the 'reasonable' bit would limit us doing anything from the front as we'd have to pull down the walls in the foyer and get a full-time ramp built into the drive/parking area, which isn't really feasible.  Putting a permanent ramp to the rear doors would be fine though, as we'd wanted to do something for stock/show packing access as well.

I don't think the change of use aspect would be an issue anymore since they changed all of the usage bands last year.  Where they used to have 'industrial', 'offices', 'retail' etc it's all been lumped together now into Class E I think, which covers all of those commercial uses.

Thanks, you'll have to come visit if you're ever in the area.  We've got a bit to do to get the shop and gaming room all setup but we'll get there with it.

And my little order has been dispatched as well.  Which apart from being good in its own right puts you ahead of another supplier (different scale) who has not yet fulfilled one in the same timeframe despite NOT moving, modernising, refurbishing old premises, arguing with landlords, posting to social media, ....

I must remember this when the next WSS or Wargames Illustrated survey comes out.

Apologies for the lack of updates, we're working through some small fiddly jobs at the moment which don't make much difference visually, so photos/updates wouldn't look too impressive!  So, over the past few days:

Saturday we went and picked up all of the fire doors for the new rooms/corridor, so we'll start fitting these on Friday.

Monday was spent mainly finishing off the plasterwork and sanding it all down ready for painting, which we started today with two coats done.  It'll need one last coat tomorrow and then I'll put some trim around the windows and tidy everything up a bit.

We took a couple of hours today to get the shop tidied up a bit as well.  It had mainly been used as a bit of a dumping ground while we found homes for things but with the rooms starting to come together now we thought we might as well set it up like our show stand and then we can see what's what.  There's a lot of empty hooks here which we'll need to get filled up before we head off to the first show post-Covid (which is currently scheduled to be Hammerhead) and then we'll need fresh stock throughout once we start fitting out the shop.
