...looks like (fingers crossed) we've sold the house, so I've started to think about unloading some surplus ahead of the move...

Yep - just a bit further onto Exmoor 

I'm still trying to negotiate the game room though - don't think it'll be 20ft x 20ft like this one is, so I really do need to clear out a load more stuff in the next month - which will mean getting ruthless with armies that are gathering dust
